Discover TBC.London, a retrofitted 1980s building, positioned within the shadows of the iconic Tower Bridge.

TBC.London is a shining example of how commercial buildings in heritage-rich areas can be reimagined with minimal environmental impact and meaningful social value. The existing concrete frame was retained, halving embodied carbon compared to a new build, while an innovative urban mining initiative salvaged 40 tonnes of 1930s steel from Oxford Street’s former House of Fraser.

The architectural approach by Stiff + Trevillion respects the building’s historical context while enhancing its functionality and contemporary features. All occupiers have access to outdoor space, including a rooftop garden with river views. Premium cycling and changing facilities have earned the building a Platinum ActiveScore rating.

Inside TBC.London, innovative solutions include Airlite paint, actively absorbing greenhouse gases and neutralising pollutants to create cleaner indoor environments. BioMason tiles, grown using a natural bacterial process at room temperature, to avoid energy-intensive kilns. Aerobarrier technology adds another layer of sustainability sealing ducts for superior airtightness, boosting energy efficiency and indoor air quality.

TBC.London has hit the highest environmental and wellbeing certifications, including EPC A, BREEAM Outstanding, and a 5.0-star NABERS Design for Performance rating. It is also WELL Platinum, and has recently been named as the first “London Living Wage” building south of the river and only the fifth in the UK, exemplifying TBC’s commitment to driving down carbon while driving up social impact.

Having reached practical completion, the ground and first floors host a 16,000 sq. ft. food hall operated by Blend Family, featuring 13 independent street food vendors. Adjacent to the food hall is a 3,500 sq. ft. Urban Village Hall, a dedicated space free of charge for social enterprises and local groups to host events, workshops, and cultural activities. Overall, the building was 65% pre-let.
