As London grapples with a housing crisis, strained infrastructure and rapid technological change, a new question is emerging: what happens when artificial intelligence begins to shape the places where people live, work and move?
That was the focus of the latest event in the Future London series, delivered in partnership between The London Society and the Knowledge Quarter. Hosted in the heart of King’s Cross, the discussion brought together architects, technologists, academics and compliance specialists to explore how AI and digital tools are already changing the way London is designed, planned and built.
Opening the evening, Knowledge Quarter Chief Executive Jodie Eastwood reflected on the extraordinary transformation of the area surrounding King’s Cross and St Pancras. Once associated with industrial decline and overcrowded slums, the district has become one of Europe’s leading centres for research, technology and design, home to institutions ranging from the British Library and UCL to Google’s future UK headquarters and the Francis Crick Institute.
But beneath the optimism sat a more difficult question: can technological innovation genuinely help London become a fairer, healthier and more liveable city, or will it simply accelerate inequalities already embedded within the built environment?
The discussion explored how AI is beginning to influence every stage of the development process, from identifying housing sites and analysing planning policy to managing compliance and modelling future infrastructure needs.
Russell Curtis, Founding Director of RCKa Architects, described how his practice has been using AI and geospatial analysis to identify small housing sites across London, analysing millions of data points in just a few months. The work, developed alongside the GLA and MHCLG, aims to help local authorities understand where new homes could realistically be delivered across the capital.
For Curtis, the significance is not simply speed. It is about opening up access to capabilities that would previously have required major technology teams and significant funding.
“For 20 quid a month, you can get a Claude subscription and build these tools, which you just couldn’t have done before.”
At Heatherwick Studio, Pablo Zamorano described how computational design and AI tools are being integrated into creative workflows, helping architects test ideas, analyse complexity and generate new ways of thinking about buildings and urban systems. But he also cautioned against over-reliance on generic AI models trained on global datasets detached from London’s specific conditions and character.
Meanwhile, Funmbi Adeagbo highlighted the growing role of AI in helping professionals manage the vast quantities of documentation and regulatory information now required in the construction industry, particularly following the Building Safety Act and tighter compliance processes.
Again and again, the conversation returned to the same point: AI is not replacing expertise. It is changing where expertise is most valuable.
As with many conversations about technology, excitement quickly gave way to harder questions about governance, accountability and public trust.
Who owns the data shaping London’s future?
Who benefits when planning systems become automated?
What happens when AI-generated objections and AI-generated planning responses begin talking to one another?
Several speakers raised concerns about “consultation fatigue”, with communities repeatedly asked for feedback that often disappears into disconnected systems and siloed reports. There was broad agreement that AI could help analyse and retain public input more effectively, but only if institutions were willing to change the way consultation itself works.
The panel also wrestled with the growing influence of major technology firms within the planning and property sectors. Discussion turned to Google’s involvement in planning-related AI tools and the wider concentration of AI companies around King’s Cross. While some saw enormous opportunity, others questioned whether London risks becoming dependent on systems and infrastructure ultimately controlled elsewhere.
Perhaps the clearest thread running through the evening was the tension between efficiency and humanity.
Technology can process information faster than ever before. But cities are not spreadsheets.
London’s neighbourhoods are shaped by memory, culture, compromise, politics and lived experience. Several speakers warned that if AI systems are trained on incomplete or poorly understood datasets, they risk reproducing the same inequalities and blind spots already present in planning and development systems.
As Jodie Eastwood noted in her introduction, even the groundbreaking housing reforms introduced into Somers Town a century ago depended first on listening to residents and understanding lived experience. Without human insight, data alone means very little.
For The London Society, this discussion cut directly to one of the biggest civic questions facing the capital.
Technology is no longer a separate sector sitting alongside the built environment. It is becoming embedded within the systems that decide how London grows, who gets heard, where investment flows and what kind of city emerges over the next generation.
That matters because the stakes are extraordinarily high.
London faces mounting pressure to deliver homes, retrofit ageing buildings, decarbonise infrastructure and improve public services while managing shrinking public resources and growing inequality. AI and digital tools could help accelerate planning, improve coordination and unlock new forms of participation. They may also help smaller practices, boroughs and organisations access capabilities previously reserved for large corporations.
But the discussion also made clear that technology alone cannot solve civic problems.
A faster planning system still requires political choices.
Better data still requires public trust.
And smarter cities still require human judgement about what kind of places Londoners actually want to inhabit.
The risk is not simply technological failure. It is allowing efficiency to replace civic imagination.
That is why discussions like this matter. They create space to examine not only what technology can do, but what London should do with it.
