Aberfeldy Village: A Model for Community-Led Urban Regeneration in East London

On 11th June, we have organised a tour of Aberfeldy Village in Tower Hamlets, which stands as a transformative regeneration project, born from a visionary partnership between EcoWorld London and housing association Poplar HARCA. Since its inception in 2012, this ambitious initiative has reimagined the former Aberfeldy Estate into a vibrant, inclusive and sustainable community.

The development has already delivered over 900 new homes, encompassing a mix of social rent, shared ownership, private sale and private rent options. This diverse housing provision aims to address local needs, including alleviating overcrowding and offering larger family-sized homes. Notably, existing residents have been guaranteed new homes within the development, maintaining their tenancy terms and rent levels.

Beyond housing, Aberfeldy Village emphasises community-centric amenities. The project includes the creation of green spaces; a new public square; and facilities such as a GP surgery, nursery, pharmacy, community centre and café. These additions are designed to foster a friendly, welcoming environment that prioritises health and wellbeing.

A hallmark of the regeneration is its extensive community engagement. Initiatives like a 100-strong resident steering group and a Young People’s Manifesto, developed with local schools, have ensured that the voices of residents shape the evolving landscape. Creative projects, including vibrant murals on Aberfeldy Street inspired by the area’s textile heritage, have revitalised the local high street and supported businesses through rent-free periods.

Looking ahead, a new masterplan aims to expand the development with an additional 1,600 homes, enhanced retail spaces and improved transport links. This next phase continues the commitment to sustainability, community engagement and creating a child-friendly neighbourhood.

The project’s excellence has been recognised with multiple awards, including Best Housing Partnership at the British Homes Awards and Best Partnership for over 100 Homes at the Inside Housing Development Awards. These accolades underscore the successful collaboration between EcoWorld London and Poplar HARCA in delivering a regeneration model that places residents at its heart.

Aberfeldy Village exemplifies how thoughtful urban redevelopment, rooted in community collaboration and sustainable design, can transform an area into a thriving, inclusive neighbourhood.
